In the heart of Munich, in the Altschwabing district and within walking distance of "Münchner Freiheit", there is a building trio from 1896. Three independent, identical houses with gable walls create an architectural and spatial interplay and are therefore subject to architectural ensemble protection. They are considered to be historically worthy of preservation - this means for building measures that all externally visible changes require approval, even if the building itself is not a monument.

In the heart of Munich, the Altschwabing district, and within walking distance of the “Münchner Freiheit”, there is a building trio originally built in 1896. These three identical houses with gable walls create an architectural and spatial interplay which is subject to architectural ensemble protection. Therefore, all externally visible changes require official approval.

After the confirmation by the monument authorities for all renovation plans of the facade and roof the core renovation started at the beginning of 2020. The calcultated costs for the renovation of this multilevel building with 9 apartments and a commercial unit on the ground floor of altogether more than 700 m² floor space were around € 2.5 million.

Before the construction work started, the architects had to calculate fire protection requirements and to select the components accordingly. In addition to procedural issues, the provisions of the individual federal states regulate specific structural and technical requirements for building projects in particular. This involves a wide variety of specifications for the construction or modification of structures. This ranges from regulations on fire brigade entrances, building clearances to be observed, to definitions of approved building products and the requirements for fire behavior of building materials. For this purpose, a fundamental differentiation is made according to individual building class - the higher the building class, the higher the requirements for fire protection.

As the presented property in Munich fell into building class 5, the highest fire protection requirements had to be considered. With regard to the floor structure, GIFAfloor PRESTO from Knauf Integral fitted perfectly as the designed flooring build-up with a two-layer system of 32mm + 18mm thick panels provides a fire resistance of 90 minutes.

In addition to the fire protection also the room heights could be preserved due to the lean floor construction. Furthermore GIFAfloor Presto is certified in the field of building biology and has excellent acoustic properties also. As a self-supporting layer (span widths ≤ 1200 mm), the panels can be laid directly onto wooden joist ceilings and form the right substrate for all types of floor coverings. When retrofitting wooden beam ceilings in old buildings, with GIFAfloor PRESTO there is no need to remove the core from the existing ceiling construction from below which significantly reduces construction costs.
